What changed in 2026
Visa-free stays are shorter.
From 15 September 2026, visa-free entry for most Western passports dropped from 60 to 30 days.
DTV applications now need more.
Since 31 August 2026, you need proof of permanent residence in the country where you apply, plus a criminal-record clearance certificate. That's on top of the existing requirement for 3 months of bank statements showing at least 500,000 THB (or equivalent).
First retirement extension timing.
If you use the 800,000 THB bank route, the money must be in a Thai bank account at least 2 months before you file. It must then stay there for 3 months after approval.
Small mistakes with these rules are the most common reason applications get delayed or refused.
