Why I Started Lesson Learned Thailand

Most of what goes wrong when you move here is avoidable. It just needs someone who's already stepped in it to point out where.

I didn't move to Thailand on a whim. I spent almost a decade coming back every year before I finally relocated for good in 2020 — so by the time I "arrived," I'd already made most of the mistakes on vacation instead of on moving day. That's the version most people don't get.

For the last five years I've run a café here that sees around a thousand foreign visitors a year. That's a thousand conversations about visas gone sideways, leases signed without reading the fine print, and admin errors that turned a two-week process into a two-month one. Same mistakes, over and over, made by smart people who just didn't have anyone to ask first.

That's the whole reason this exists. Not a law firm. Not a membership app. Just someone who's been through it — plus four Thai partners and a small team who handle the embassy runs, the paperwork, and the property viewings so you don't have to learn any of this the hard way.
